Guest Post from Mark Cheetham of Shopfit Design, who provide Cable Display for Estate Agents.
Before you even think about putting your house on the market, it is important to think about some initial steps. Consider your house as a marketable product, you wouldn’t just throw a product out there hoping that someone will buy it. You need to groom the product, or in this case your house, and make it look so desirable that everyone wants it.
Selling a house in today’s housing market is a difficult venture in the United States. By following some simple steps, you can make the task of selling a more enjoyable and easier process. There is always someone out there willing to buy; your responsibility is making your house the place they want to live in.
A house is not just a place with four walls, a roof, and possibly a yard. It is not even only a monetary investment. For more home owners, it is a place to make a life for themselves, raise a family, and a place to call their own. It takes investment, planning, saving, and spending to finally be able to afford a house. Home buyers do not typically take this investment lightly, and sellers need to remember this fact.
When selling your house, it is a good idea to market an image as well that goes along with it. For example, if you live in a neighborhood, market the fact that it is a nice place to raise a family. Display pictures of your children and family around the house. Tell potential buyers stories of your kids growing up, spots in your house that bring back special memories. It won’t be as difficult for buyers to imagine raising their own family there when a family has existed beforehand.
Similar to how a store markets their products, home sellers should do the same. As with a store, it is not necessarily all about the product but should also include the target market group. For example, a store selling Christmas decorations typically targets Christmas enthusiast and will play Christmas music and display colors like red and green. Shops marketing teenage clothing and accessories will play young music and put up posters of young pop stars and other enticing marketing tools for their target audience.
Be sure to fix it before you sell it. Shops don’t sell broken products with ‘intention to fix it’. Their merchandise is out on the market, ready to sell and use right after purchase. The same should be thought when selling a house. Ask for a professional inspector to come in and assess potential hazards and damages that you can fix prior to putting the house on the market. Potential buyers will appreciate the initiate you have taken to make the house they want to buy a better place to live.
Most importantly, leave the house spic and span when bringing in viewers and buyers. Either clean the house from top to bottom yourself, or spend some money and hire a professional. If you were to enter a dirty store, chances are you would immediately turn around and head right out of there. The same can be said about selling a home. A clean home is a happy home and that is the kind of house buyers show interest in.
